Repair the Cause Before Improving the Finish
Tell us about an indoor stain before covering it with new decoration. It may be an old mark or water may be travelling from elsewhere. We can discuss the checks needed and how to monitor it after repairs.

Combine Roof and Roofline Work Where It Makes Sense
If scaffolding is already needed, it may make sense to consider chimney flashing, gutters, fascias or roof windows at the same time. Tell us about any other concerns while the main work is being planned.
That doesn't mean replacing every nearby part. We'll distinguish damaged items from sound ones you could keep and changes you'd like to make by choice.
Where trades share a junction, agree who finishes each part. For example, the new covering and gutter connection need to work together, even if different people install them.
Plan Insulation with the Rest of the Roof

Plan Daylight and Summer Comfort Together
Tell us how you'd like a roof window to improve the room. Position, privacy, ventilation, shading and how you'll open or maintain it matter alongside the amount of glass.

Know When Permissions and Other Professionals Matter
Planning permission, building regulations, listed-building requirements and private ownership obligations are different checks. Altering the shape of a roof, adding openings or changing a garage's use can raise questions that do not arise in a simple local repair.
Planning Portal's roof guidance is a useful starting point, but the actual address and work determine the answer. In Newcastle, a relevant Article 4 direction can remove particular permitted development rights. Do not assume all houses within a broad area are treated identically. [6] [7]

Separate Necessary Repairs from Optional Changes
List the faults that need fixing, any supporting work they require and the improvements you'd like by choice. Then compare quotes that include the same work and responsibilities. This makes it easier to decide what fits your budget.
For example: you might want more light in a kitchen beneath an ageing extension roof. A repair-only quote and a quote for a new roof, insulation and rooflight provide different results. List those differences before comparing the totals.
Ask which work can wait and which jobs are best done together to avoid opening the roof twice. Keep the plan in writing, particularly if later changes could affect a guarantee.
Will the Work Add Value to Your Home?
A new roof or rooflight may improve the home, but we can't promise a fixed increase in its sale value. The property, local market, layout and quality of the wider building all matter.
Start with what the work solves and what you're comfortable spending. If resale value is central to the decision, speak to a surveyor or local property adviser. Keep completion records and guarantees for future buyers.
